    How it works

    1

    We walk through and plan

We go through the house with you and talk about what the family wants to keep. If you live out of town, that’s fine. Most of the families we work with do.

    2

    We pack, move, and sell

Our crew packs everything and brings it to our warehouse. Pieces with value are cleaned up, cataloged, and sold in our online sales. Photos, deeds, wills and other papers are set aside for the family.

    3

We clean and hand it back

Lower-value items are donated, and the house is cleaned and ready to list. Most homes are done in about two weeks.

    For families

Settling an estate usually means calling a mover, a cleaning crew, a hauler, and someone to sell the belongings, then trying to get them all on the same page. With us it’s one team from start to finish. You keep what you want. We take care of the rest, and we keep you updated along the way, whether you’re across town or across the country.

    For Realtors

An estate listing can sit for weeks while the family figures out what to do with a full house. Send them to us. We clear it, sell what has value, donate the rest, and hand the house back ready for photos and showings, usually in about two weeks. References are available on request.

    For attorneys & executors

Settling an estate usually calls for a detailed inventory of what was in the house. Our selling process creates one. Every item we sell is cataloged and photographed, and you get an itemized record of everything that sold and what it brought. It’s a clear paper trail for the estate file, the court, and the heirs.

    Common questions

How is the cleanout paid for?

Packing, moving and cleaning are billed as a service. The items we sell go through our online sales on commission. Every detail is spelled out in a written contract, and we sit down and go over it with each family before any work starts.

What happens to things that don’t sell?

We don’t run a garage sale. Lower-value household items are donated, so the better pieces get the attention of real buyers instead of getting lost in the clutter.

Do you provide an inventory of the estate?

Yes. Because every item we sell is cataloged and photographed for our online sales, the estate gets a detailed, itemized list of everything that sold and what it brought. Executors and attorneys use it for the estate records.

Do I need to be there?

No. On most estates we work with family members who live out of town.

What if we find important papers or photos?

If the family wants, we set aside photos, deeds, wills and other important papers as we pack.

    How long does it take?

When we’re packing and moving the whole house, most homes are done in about two weeks.

    Are you insured?

Yes, we’re fully insured, and licensed by the Texas Department of Licensing and Regulation (TX# 12580).
